Keep on going to the store until you can buy a picture of a ghost. When you buy this hang it up in one of the rooms in your hotel. A friendly ghost will then appear. If the ghost is in the same room as you when you are interacting with another Sim the ghost will come over to you and start blowing on the other Sim. His sanity will then fall quicker!
